PWSC Facilities Maintenance and Operations is looking for an experienced Building Maintenance Supervisor. The candidate should have extensive experience with Facilities Maintenance in commercial, campus or educational environments. Must have skills and knowledge to lead staff in the construction and maintenance of University Facilities. Candidate should be equally comfortable working on the computer and working in the field; and needs to be familiar with building codes and regulations. Needs to be OSHA compliant and safety conscious. Good customer services skills a must.
20 Administrative Functions: The supervisor shall validate training requests, verify time sheets and leave approvals for assigned staff. Provide budget development input and performance management. Track performance indicators for the department; assess work methods and processes; develop and maintain cost and productivity metrics, Work towards continuous process improvement and increasing effectiveness of the department; champion customer service and responsiveness, coordinate with UAA Facilities Planning and Construction to refine design and construction standards, facilities upgrades, and space modifications, coordinate with UAA Environmental, Health and Safety to ensure safe work and learning environments and regulatory compliance. Should be able to attend meeting representing Facilities in support of Campus sponsored activities. Supervisor should be capable of using the University processes and system to hire new staff and if necessary conduct discipline consistent with UAA regulations and the current collective bargaining agreement. 80 Technical Oversight: Direct and assist in the construction, installation, maintenance and repair of facilities; examples to include: physical plant systems, plumbing, electrical, HVAC, control panels, cabinets, countertops, sheetrock, walls, partitions, doors and door hardware, bookshelves, winterization, snow removal, access control, painting, roofs, grounds and landscaping, custodial services, and other duties in the Building Maintenance trade. Oversee and perform inspections of the facilities to determine building maintenance requirements, insure compliance with building codes, standards and regulations, monitor quality of work, and assure follow up actions are completed.
Supervise the Workforce: Hire, train, assign work, discipline, supervise and lead approximately 3-5 multi skill level personnel assigned to the Building Maintenance Department. Assign and manage work using the work management system (AiM) . Create daily work schedules, provide estimates and develop short and long term work plans. Develop and amend the Preventative Maintenance program for building maintenance responsibilities of campus facilities. Coordinate work with contractors to insure timely and holistic completion of work. Provide customer interface and verify work has been completed satisfactorily. The supervisor is responsible for worker and workplace safety including job hazard analysis, safety assessments, providing appropriate job related safety training and assuring staff has available and wears appropriate Personnel Protective Equipment (PPE). The candidate should have extensive experience with Facilities Maintenance in commercial, military or educational environments. Must have knowledge, skills and abilities to supervise and lead approximately 3-5 multi skill level staff in the construction and maintenance activities for University facilities. Candidate should be comfortable using a computer as well as managing work and in the field directing/verifying building maintenance activities. Candidate should be familiar with building codes and regulations and workplace safety conscious.
Extensive experience with Facilities Maintenance in commercial, military or educational environments. Must have skills and knowledge to lead multi skill level union staff in the construction and maintenance aspects of carpentry, general building maintenance, access control (including locks and electronic access), painting and roofing trades, etc. Must be proficient in reading blueprints and schematics with the ability to interpret construction sketches and drawings. Must be familiar with state, local, OSHA and ADA codes and regulations, as well as carry hazmat certification. Must have solid computer skills, be able to utilize Work Management System, review estimates and manage property damage insurance claims. Needs to be energy conscious and safety orientated. Should have experience working in a union environment.
Experience in Facilities Maintenance or the Construction Field with supervision/management experience required. Must have a current, valid Alaska driver's license.
Typical Education or Training
High School education or equivalent and a minimum of 2 years of further education required - or education and equivalent work experience. A degree in Construction Management, Building Technology or Engineering is a plus. 40 hour HAZWOPER training, or other OSHA training(s) desired. Related Professional Development classes and/or certificates are desired.
