Position Summary:

Kenai Peninsula College, Kenai River Campus is accepting employment applications for the position of Facilities Operations and Maintenance Supervisor. This position is responsible for the daily operation and maintenance of the Kenai River Campus facilities, supervises three fulltime employees and works closely with the director regarding facilities budget, oversight and development. *To be eligible for this position, applicants must be legally authorized for unrestricted employment in the United States. Duties:

10Grounds and Security - Responsible for training staff on lock-up procedures and issues; trains staff on and provides snow and ice removal from sidewalks, roads, parking lots in winter; upkeep of of grounds lawns, landscaping and road repair.Essential
10Requisition and purchasing of maintenance, custodial, equipment and other supplies. Selection and purchasing of campus classroom and office furniture.Essential
15Code Compliance - Ensures compliance with federal, state, and local codes and regulations. Includes , septic systems, fire systems, occupancy ratings, facility safety codes and licensing, includes OSHA, HAZMAT, and ADA codes.Essential
15Supervision of three full time employees, and occasional student employees for Physical Plant department: coordinates all hiring; provides all training, scheduling, and performance evaluation. Understands and monitors Crafts and Trades Union contract for compliance. Works with Labor Relations and Human Resources on employee issues. Recommends and arranges for professional development and certification upgrades of maintenance personnel. Provides monthly safety training meetings and ensures compliance with regulations, codes and collective bargaining agreement. Provides equitable distribution of duties to employees, also assigns special project lists to ensure routine maintenance of equipment and facility, and monitors results for quality assurance.Essential
40Facilities Infrastructure- ensures high quality of general operation and maintenance of campus facilities, property and systems- includes grounds, water, and septic systems, heating/ventilation, fire alarms, building automation systems,access control, lighting and lighting control. all repairs, electrical and mechanical systems, vehicles, etc. Provides expert quality repair services for smaller, cost saving projects and emergency repairs. Earthquake disaster response ready. Monitors routine maintenance on vehicles, provides repair services as needed, and recommends specifications for new equipment as appropriate [vehicles range from lawn tractors, vans, plow/sanding trucks, BobCat and Tool Cat. Recommends and coordinates required major repairs of buildings with Campus Director and UAA Facilities Planning and Construction. Supervise and schedule daily operations to include custodial service, room and event set-up, grounds maintenance to include landscaping and snow removal, floor care to included carpet cleaning and hard surface care.Essential
5Provide guidance and recommendations on maintenance and construction to the Kachemak Bay Campus and Resurrection Bay Extension Site. Responsible for defining objectives, priorities, and deadlines, and overall outcome and safety of the KRC facilities. Assess and recommend programs, plans, and changes; budget management and develop budgets.Essential
5Select, manage and direct outside vendors providing facilities support to the Kenai River Campus.Essential

KNOWLEDGE/SKILLS/ABILITIES:

Depth of knowledge within a single building trade or a breadth of knowledge in multiple building trades.
Ability to supervise and manage campus operations and maintenance to include building trades, maintenance contractors, custodial and grounds , building automation, lighting, and fire alarm systems. Ability to manage and direct multiple operations within a college campus environment.
Ability to understand and manage critical systems and functions.
Strong planning and problem solving ability
Strong project management skills.
Ability to ensure safe work practices are followed.
May assess and make recommendations for action on construction and maintenance, on project plans, specifications and other items.
Ability to perform budget management functions.
Knowledge, experience and training in computerized building automation systems, fire alarm, access control and other computerized/microprocessor controlled systems.
Strong oral and written communication skills.
Demonstrated knowledge of local, state, and national building electrical codes.

TYPICAL EXPERIENCE:

Seven years progressively responsible supervisory and work experience in relevant building trade(s), or an equivalent combination of training and experience.
Supervisory/management experience.

Preferred:
Educational institutional background
Budget management experience.

REQUIRED EDUCATION OR TRAINING:

Completion of a four year craft trade apprenticeship or a breadth of knowledge in facilities operations.
Must meet University of Alaska Safe Driver Criteria.
Driver’s License required.

This position is a Full-time, Grade 80, ($58,698/yr) DOE, 12-month position complete with a competitive salary and UA employee benefits package.
